What happens if you don't pay rent?

In a way, you're paying for an extended storage system (saving MA costs for server storage space that can go into loot). The regular storage system gives you space for 500 items. If you need more, you can rent extra storage in the form of an apartment. If you don't access it (put more drain on MA servers) then you don't have to pay for access. When you access it (adding drain on the system) then you pay for it. That is a "use tax" The more respurces you consume, the more you pay. If someone doesn't use those resources, they're not taxed. MA just makes the extended storage units decorateable . It's a good system the way it is - and I say that as an owner of an apt on Calypso and CND that have their rent paid in full every month.

Here's my idea instead of selling / auctioning estate deads auction 50 week
leases the lease would prepay for 50 weeks of rent say rent was 2 ped per
week minimal auction bid is 100 ped but lets say 50 week lease sells for
150 ped the 2 ped per week is set in stone. Let the lease be kinda like
a repairable object with 50 tick marks when you first get it all 50 are there
and you can repair your lease at the set ped that it started out as. However
if the lease breaks you got like a 4 week grace period after that apartment
owner can auction off brand new lease at 4 ped or 5 ped per week. Its a new
lease apartment owner has that right.
And your stuff well maybe it gets shipped off to a hanger and you gotta pay to get it out or apartment owner decides on what to do. Maybe there could be some
sort of voucher sytem for your stuff somethng could be worked out.
Why would any private investor buy a apartment complex if anyone
could just pay 1 week and let it sit for ever.

or instead of 50 tick marks the lease thingy could have 365 tick marks
remember at any time lets say 6 months into lease you can repair your
lease object like repairing a weapon.

It's a service fee, not rent.

If you are not using it (the property), there is no need to pay for it.

The service is "extended storage" or "a shop".

Owning it gives access to a service. if you wish to make use of the service you pay. If you do not wish to use it, you do not pay. Seems fair to me.

Consider the fee like petrol/gas/fuel for a car/motor-bike. If you do not use the vehicle you do not need to buy fuel, while at the same time if you buy no fuel you cant use the vehicle.
Why should I fill the tank of my motorbike every week just to let the bike sit unused? I have a bike in my fathers garage that I have not used for 14 years, would piss me off a lot to have had to put fuel in it every week for 14 years just for it to sit there unused!

The problem is not necisarly you but under current guide lines 1 person
can own all the apartments and never pay any rent. New players want
one also in fairly new player areas. Some people may own 100 plus
and never use them. what hapens if they quite playing altogether.
And yes in real life if you dont pay your taxes the govnt can take
it and auction it. I think its called umm ohh yeah a govnt auction
for homes with back taxes. Instead of a dead a lease with decay
would be much more fair to all players. It would also make more ped
for MA as people would pay rent or max out decay on their lease.
you would have an entire year to max out decay when ever you wanted.
the lease would have either 350 units of decay or 365 for 350 units
thats 50 weeks or if is 365 well thats a full year like repairing a weapon.

It would be better if everyone in game was not homeless just an opinion

they let their lease expire becuase they quite the lease decay never got
repaired then its a broken lease thier items are sent to a special kind
of storage or whatever because the lease was broken a new lease is put straight to auction. the apartment owner also has a lease on the entire
apartment complex. Rent can never be raised as long as rent decay never
expires. the only time when rent can be changed is during a 1 week transition
when owner of deed has the option of raising the rent. Person who owns
entire apartment complex has a lease also. I just think a lease with decay
would be better for majority.

You don't pay for owning items, keeping them in storage, in your inventory, or in other storage like the storage terminal, or other storage-services such as appartents. Storage is storage. You pay for using, not for storing. If you own an estate, such as a shop, appartment, house, etc, etc you have an estate-deed to it (Marco has or had the deed to planet calypso in his storage) and end up quitting, their estate-deed is in their posessions, which means that 450 days after they leave, they will receive the TT value for it, and the deed will be recycled, like all other items.

People who own 100 estate deeds aren`t going to quit without selling them



And again and again, you don`t rent estates in EU as in real life "renting" means. You buy them here. that "rent" is like paying electricity - when you don`t pay it they shut it down for you and in here when you don`t pay it you can`t open your door anymore, simple as that...

Nope. It would be bad for the entire economy. I do believe it would be good if MA did take over posession of all items avatars that expire or are banned let go in to limbo at the time that MA essentially buysback all the items on those avatars at TT price and converts all items to ped at equivalent TT value. That way a lot of uber items and estates that banned avatars had possession of can be "reposessed" by the state and cycled in to the economy again. However, it would be very bad idea to do as you propose since deeds really do need to not be L. It's sort of like a real world estate deed. Someone owns the place 100% of the time. You can't just say oops, today the deed got torn up, I guess I don't own this place any more.

The way I think of it is this....

You've got armor sitting in your storage unit... fully repaired when you put it there, and you haven't used it once. Several months later, you decide to go hunt, and realize the armor in storage would be the best armor against the mob you are hunting. You take the armor out of storage and realize that it has decayed more than 10% (or whatever amount). Would that make you happy? Probably not.

Think of the maintenance fee on an estate like this. When you pay the maintenance fee, the door is repaired for a full 30 days. It decays over this 30 days (even if you don't use it... yanno, those doors DO open when someone else passes by as well) After the 30 days are over, the door is broken again, and you must pay to "repair" the door, in order to gain access to your estate.

Similar to the armor, if you are not using it, would you want to have to pay for decay anyway?? Most likely not (unless you have wads of cash that you regularly set fire to, just to watch the pretty flames).
